What Counts as an Emergency Repair?

Under Queensland tenancy law, an emergency repair is one that's needed to avoid danger to a person, prevent serious damage to the property, or restore an essential service.

Burst Pipes or Flooding

A burst water pipe, major leak or flooding inside the property. Turn off the water at the mains if you can safely do so, then call us immediately.

No Hot Water

A complete failure of hot water supply. If you smell gas near the hot water system, leave the area immediately, don't use any switches and call us.

Electrical Hazard

Exposed wiring, sparking outlets, burning smell from electrical fittings or a total power failure not caused by a general outage. Don't touch anything. Call us.

Storm Damage

Roof damage, fallen trees on the property, broken windows from storms or water pouring in through damaged areas. Make the area safe and call us.

Security Breach

Broken locks, smashed windows, damaged doors or anything that means the property can't be secured. If you feel unsafe, call 000 first, then call us.

Not an Emergency?

If your issue isn't urgent, please submit a routine maintenance request instead. This includes things like dripping taps, worn carpet, faulty appliances or cosmetic damage. We'll still get it sorted, but it goes through the standard process.
