Pre-Settlement Leasing Prep

Before your property settles, we begin preparing the leasing campaign. Marketing materials, rental pricing analysis and tenant enquiry systems are set up early so there's no delay once the keys are in hand.

Handover Inspection and Defect Documentation

We conduct a thorough inspection at handover, documenting any builder defects with photos and a written report. This gives you a clear record to raise with the builder during the defect liability period.

Tenant Placement

Your property is listed immediately after handover. We screen applicants through employment checks, rental history review and tenancy database searches, then place a quality tenant as quickly as possible.

Defect Follow-Up During Warranty

Builder defects often surface in the first 6 to 12 months. We help track reported issues, coordinate access with the builder and keep you updated on what's been raised and resolved.

Ongoing Investment Management

Once your tenant is settled, full management kicks in. Rent collection, inspections, maintenance, arrears monitoring and rent reviews are all handled by your dedicated property manager.

New Build Property Management Questions

Ideally, 8 to 12 weeks before your expected settlement date. That gives us time to prepare the leasing campaign, set pricing and have enquiries ready before you get the keys.

We adjust the leasing timeline to match. If your settlement date shifts, we'll hold off on marketing until the new date is confirmed to avoid misleading prospective tenants.

We document any visible defects during the handover inspection with photos and written notes. During the defect liability period (typically 6 to 12 months), we help track new issues reported by the tenant and coordinate access for the builder to complete rectification work.

With pre-settlement preparation, we can often have a tenant approved within the first two weeks. The exact timeline depends on market conditions, property presentation and pricing.

It helps, but it's not essential. If you're an interstate investor or can't attend, we'll conduct the inspection on your behalf and send you the full defect report with photos.

Yes. We help coordinate the connection of electricity, gas and water so the property is ready for a tenant to move in promptly after settlement.

Once the builder's defect liability period expires, maintenance becomes the owner's responsibility. We'll coordinate any necessary repairs through our vetted contractor network and get your approval before work proceeds.
