Find Quality Tenants Faster With FAA Property
The right tenant pays on time, looks after your property and stays longer. FAA Property's screening process helps you find them, with proper checks and no shortcuts.
- Employment Verification
- Rental History
- Database Searches
- Reference Checks
- Fast Leasing
WHY IT MATTERS
A Bad Tenant Costs More Than a Vacancy
Filling a vacancy quickly feels urgent. But placing the wrong tenant is far more expensive than waiting an extra week for the right one.
Unpaid rent, property damage, bond disputes and early lease breaks all eat into your returns. And once a problematic tenant is in place, the process to resolve the situation under Queensland law takes time.
That's why FAA Property doesn't rush the screening process. Every applicant goes through the same thorough checks, so you can be confident the tenant we recommend is worth placing.
OUR SCREENING PROCESS
What Every Applicant Goes Through
No shortcuts. No rubber-stamping. Every application gets the same level of scrutiny.
Employment and Income Verification
We verify each applicant's employment status and income to confirm they can comfortably afford the rent. Pay slips, employment letters and employer contact details are all checked.
Rental History Review
Previous landlord and agent references are contacted directly. We ask about payment history, property condition and whether the tenant gave proper notice.
Tenancy Database Searches
Every applicant is checked against national tenancy databases for any prior defaults, breaches or tribunal listings. This step catches issues that references alone won't reveal.
Reference Checks
Personal and professional references are contacted to build a fuller picture of the applicant. We don't skip this step and we don't accept written references without follow-up calls.
HOW IT WORKS
From Listing to Lease in Six Steps
Property Assessment and Pricing
We assess your property and provide a rental appraisal based on current market data. The asking rent is set to attract quality tenants while protecting your yield.
Professional Marketing
Your property is listed on major platforms including realestate.com.au with professional photography and detailed descriptions. Enquiries are responded to promptly.
Open Inspections and Enquiry Management
We run open inspections and private viewings to generate strong interest. Every enquiry is followed up and serious applicants are encouraged to apply quickly.
Thorough Screening
Applications go through employment verification, rental history checks, tenancy database searches and reference calls. No shortcuts, no rubber-stamping.
Your Approval
We present our top recommendation with the full screening details. You review and approve the tenant before any lease is signed.
Lease Execution and Move-In
Once approved, we prepare the lease, collect the bond and first rent payment, lodge the bond with the RTA and conduct the entry condition report.
Tenant Placement Questions
Most well-priced, well-presented properties are leased within two to three weeks. Timing varies depending on the property type, location and market conditions. We focus on attracting quality applicants quickly without compromising on screening.
