COMMON FRUSTRATIONS

When Maintenance Isn't Managed Properly

These are the issues landlords bring to us most often. If any of this sounds familiar, there's a better way to handle it.

Repairs Approved Without Your Knowledge

You find out about a repair when the invoice arrives. No quote, no context, no chance to approve it before the work was done.

Overpriced or Unnecessary Work

A $400 plumbing bill for a washer replacement. No competitive quotes sourced. No effort to check if the work was actually needed.

No Follow-Up on Tenant Damage

Damage gets discovered during an inspection but nothing happens. No claim against the bond, no documentation, no accountability.

Poor Communication on Urgent Repairs

A burst pipe or electrical fault needs immediate action. But your manager doesn't pick up, and you hear about it days later.

OUR APPROACH

How FAA Coordinates Maintenance

Every repair request goes through a clear process. You stay in control, costs stay reasonable and your property stays in good condition.

Owner-Approved Repairs

Non-emergency maintenance is always presented to you before any work proceeds. We provide quotes, context and a recommendation so you can make an informed decision.

Vetted Local Contractors

We work with a network of licensed, insured Sunshine Coast tradespeople. Every contractor is vetted for quality and reliability before they're added to our list.

Emergency Response Process

Emergency repairs like burst water services, gas leaks or serious electrical faults are actioned promptly as required under Queensland law. You're notified as soon as possible.

Documented Condition Tracking

Every maintenance request and repair is documented. Combined with inspection reports, you'll have a clear record of your property's condition over time.

Depreciation-Friendly Records

We help distinguish between general repairs and capital improvements. Clear categorisation makes life easier for your accountant at tax time.

Tenant Damage Claims

When damage goes beyond fair wear and tear, we document it properly and pursue a claim against the tenant's bond through the RTA.

THE PROCESS

From Request to Resolution

Tenant Lodges a Request

Tenants submit maintenance requests through our system. We assess the urgency and categorise the issue before contacting you.

We Source Quotes

For non-emergency work, we obtain quotes from our vetted contractor network. You'll see the scope, cost and our recommendation.

You Approve the Work

Nothing proceeds until you give the go-ahead. Emergency repairs are the only exception, as required by Queensland tenancy law.

Work Completed and Documented

The contractor completes the repair. We verify the work, update your property records and include the details in your next owner statement.

Maintenance Management Questions

Yes. If you have preferred contractors, we're happy to coordinate with them provided they hold appropriate licences and insurance. We can also source quotes from our vetted network if you'd like a comparison.

Under Queensland tenancy law, emergency repairs include burst water services, blocked or broken toilets, serious roof leaks, gas leaks, dangerous electrical faults, flooding and serious storm or fire damage. These must be actioned promptly by the property manager.

We document the condition of your property through regular inspections. When damage goes beyond normal wear and tear, we provide a written report, obtain repair quotes and pursue a claim against the tenant's bond through the RTA where applicable.

Yes. Every maintenance expense is itemised on your monthly owner statement with a description of the work, the contractor's details and the cost. End-of-year summaries also break down repairs and capital improvements for tax purposes.
