COMPLIANCE

Queensland Tenancy Compliance

Property management in Queensland is covered by the Residential Tenancies and Rooming Accommodation Act 2008 and administered through the Residential Tenancies Authority (RTA). Here are the key rules every landlord should know:

  • Routine inspections may be conducted no more than once every three months, with a minimum of seven days written notice to the tenant.
  • Rental bonds must be lodged with the RTA within 10 days of receipt. Bond amounts are capped at four weeks rent.
  • Emergency repairs (such as burst water services, gas leaks, serious electrical faults or flooding) must be actioned promptly by the property manager.
  • Rent increases can only be made once every 12 months with at least two months written notice to the tenant.
