Frequently Asked Questions

Rent is paid through the PropertyMe tenant portal. You can set up direct debit, BPAY or bank transfer. We recommend setting up automatic payments so you never miss a due date. Log in to PropertyMe to view your payment options and history.

Your bond is lodged with the Residential Tenancies Authority (RTA) at the start of your tenancy. It's usually four weeks' rent. At the end of your lease, we'll complete an exit condition report. If the property is returned in the same condition (minus fair wear and tear), your bond is refunded in full through the RTA.

Routine inspections happen every three to four months after the first inspection, which occurs within the first three months. We'll give you at least seven days' written notice and arrange a time that works. Inspections usually take about 15 minutes. You don't need to be home, but you're welcome to be.

You can submit a maintenance request through the PropertyMe portal or by using the form on our maintenance request page. Include a clear description of the issue, at least two photos, and your preferred access times. For emergencies like burst pipes or electrical hazards, call us directly on (07) 5327 3469.

Pet approval depends on your lease agreement and the landlord's preference. If pets aren't currently approved on your lease, you can submit a written request to your property manager. Under Queensland legislation, the landlord must respond within 14 days. If approved, conditions may include additional cleaning at the end of the tenancy.

You'll need written approval from your property manager before subletting or adding anyone to the lease. Contact us with the details of who you'd like to add. They'll need to complete a tenancy application and pass our screening process. Subletting without approval is a breach of your lease agreement.

If you're on a fixed-term lease, you can give notice that you intend to leave at the end of the term. The required notice period is outlined in your lease. If you need to leave early, contact your property manager to discuss your options. Early termination may involve a break-lease fee and responsibility for rent until a new tenant is found.

Emergency repairs include burst pipes, flooding, no hot water, gas leaks, electrical hazards, storm damage and security breaches like broken locks or smashed windows. For any of these, call us immediately on (07) 5327 3469. Don't submit a form for emergencies. If someone is in danger, call 000 first.

For fixed-term leases, rent can only increase if your lease agreement specifically allows it. For periodic (month-to-month) tenancies, the landlord must give at least two months' written notice. Rent can't be increased more than once every 12 months. If you believe a proposed increase is excessive, you can apply to the Queensland Civil and Administrative Tribunal (QCAT).

PropertyMe is our tenant management portal. You'll receive a login when your tenancy starts. Through PropertyMe, you can pay rent, view payment history, submit maintenance requests, update your contact details and communicate with your property manager. If you've lost access, contact us and we'll send a new invitation.
