THE PROBLEM
Late Rent Costs You More Than Just Cash Flow
Every week of unpaid rent is money you can't recover. It's missed loan repayments, deferred maintenance and growing stress. And the longer arrears go unchecked, the harder they are to resolve.
Too many property managers treat late rent as a low priority. They'll send an email after a week, maybe a follow-up after two. By the time formal action starts, you're already weeks behind and the tenant knows there are no real consequences.
FAA Property takes a different approach. We help monitor rent daily and follow up on the same day a payment's missed. Not next week. Not when someone gets around to it. The same day.
OUR PROCESS
Structured Arrears Escalation
A clear, documented process that protects your income and your legal position.
Same-Day Contact
When a rent payment is late, we make contact with the tenant on the same day. A phone call or message to understand the situation and confirm when payment will be made.
Written Follow-Up
If the payment isn't received as promised, we follow up in writing. A clear record of communication is essential if the matter escalates further.
Formal Notice to Remedy Breach
When arrears continue, we issue a formal Notice to Remedy Breach under the Residential Tenancies and Rooming Accommodation Act. This gives the tenant a specified period to pay or enter into an arrangement.
QCAT Application if Required
If the tenant doesn't comply with the notice, we can prepare and lodge an application to the Queensland Civil and Administrative Tribunal (QCAT) on your behalf. You're kept informed at every step.
WHY FAA
How FAA Handles Arrears Differently
Monitoring From Day One
We don't wait for rent to be weeks behind. Our system flags late payments immediately so follow-up starts the same day, not when someone gets around to checking.
Documented at Every Step
Every phone call, message and notice is recorded. If a matter goes to QCAT, you'll have a complete paper trail that supports your position.
Compliant With Queensland Law
All notices and escalation steps follow the Residential Tenancies and Rooming Accommodation Act. We don't cut corners and we don't issue notices incorrectly.
You're Kept Informed
You'll know exactly where things stand. When a tenant falls behind, you'll hear from us with an update, the steps we've taken and what happens next.
Prevention Through Screening
The best way to avoid arrears is to place the right tenant in the first place. Our thorough screening process reduces the risk before a lease is even signed.
Payment Arrangement Management
When a tenant has a genuine short-term issue, we can negotiate a payment arrangement on your behalf. Every arrangement is documented and monitored to make sure it's honoured.
Rent Arrears Management Questions
We make contact with the tenant on the same day a payment is missed. If the tenant doesn't respond or doesn't pay as agreed, we escalate with written follow-up and formal notices under Queensland tenancy law.
A Notice to Remedy Breach is a formal notice issued under the Residential Tenancies and Rooming Accommodation Act 2008. It gives the tenant a specified period to either pay the outstanding rent or enter into an acceptable payment arrangement. If they don't comply, it can lead to a QCAT application.
In most cases, arrears are resolved before reaching QCAT. But if a tenant refuses to pay and doesn't comply with formal notices, a QCAT application may be necessary. We can prepare and lodge the application on your behalf and guide you through the process.
Yes. When a tenant has a genuine short-term difficulty, a documented payment arrangement can be a practical solution. We negotiate the terms, put them in writing and monitor compliance. You'll approve the arrangement before it's agreed.
Our screening process checks employment, income, rental history and tenancy database records before a tenant is placed. This significantly reduces the chance of placing someone who can't afford the rent or has a history of late payments.
