FAA Property - Respect, Trust & Confidence

Investment Property Management for Queensland Landlords

Your investment property isn't just a house. It's a financial asset. FAA Property manages it that way, with structured rent reviews, proper arrears follow-up and reporting that actually helps at tax time.

THE PROBLEM

Most Property Managers Treat Your Investment Like a Rental

There's a real difference between managing a home someone lives in and managing a property someone owns as an investment. Most agencies don't make that distinction.

They'll collect rent and arrange the odd repair. But they won't review your yield, track your cash flow or think about how a maintenance decision affects your depreciation schedule. They won't flag when your rent's fallen behind the market or explain why a routine inspection matters for your asset's long-term value.

If you're relying on your investment property to build wealth, fund retirement or service a loan, you need management that understands what's at stake.

INVESTMENT-FOCUSED

How FAA Manages Investment Properties Differently

We treat your property as the financial asset it is. Every decision, from tenant placement to maintenance, is made with your investment goals in mind.

Yield-Focused Rent Reviews

Residential tenants care about comfort. Investors care about returns. We help review your rent against comparable properties regularly so your yield doesn't fall behind the market.

Structured Arrears Process

Late rent hits your cash flow and your loan repayments. We help monitor arrears from day one with a clear escalation process, not vague promises to follow up.

Condition Protection

Your property is a financial asset. Routine inspections are documented with photos and written reports so you can track its condition over time, not just hope for the best.

Capital-Aware Maintenance

We help distinguish between wear and tear, tenant damage and capital improvements. You'll know what's a repair, what's a claim and what adds value at tax time.

Depreciation and Tax Reporting

Monthly owner statements with clear breakdowns. End-of-year summaries that make life easier for your accountant. No chasing receipts in July.

Investor-Level Communication

You don't live in the property, so you need a manager who keeps you informed without you having to ask. Updates when things happen, not silence until something breaks.

Investment Property Management Questions

Investment property management focuses on protecting your financial returns. That means structured rent reviews, arrears monitoring, depreciation-friendly reporting and maintenance decisions made with your investment goals in mind, not just tenant comfort.

Yes. A large portion of the properties we manage belong to interstate investors. You'll get a dedicated property manager, regular updates and monthly statements. Everything's handled remotely from your end.

We help review rents at least annually by comparing your property against similar rentals in the area. If the market supports an increase, we'll recommend one. Queensland law allows one rent increase per 12 months with at least two months notice.

Monthly owner statements with rent collected, expenses paid, and a running balance. End-of-financial-year summaries for your accountant. Inspection reports with photos after every routine visit.

Yes. We manage SMSF-owned investment properties. The management process is the same, with payments directed to the nominated SMSF bank account. We work alongside your SMSF trustee and accountant as needed.

Routine inspections are conducted within Queensland's legislative limits (no more than once every three months). Each inspection includes photo documentation and a written report so you can track your property's condition over time.

We document the damage, provide you with a written report and, where applicable, make a claim against the tenant's bond through the RTA. If costs exceed the bond, we'll outline your options for further recovery.

Yes. Switching is straightforward. You sign a management authority with FAA, give notice to your current agent, and we handle the rest. Most transfers complete within 5 to 10 business days.
