Investment property management focuses on protecting your financial returns. That means structured rent reviews, arrears monitoring, depreciation-friendly reporting and maintenance decisions made with your investment goals in mind, not just tenant comfort.
Yes. A large portion of the properties we manage belong to interstate investors. You'll get a dedicated property manager, regular updates and monthly statements. Everything's handled remotely from your end.
We help review rents at least annually by comparing your property against similar rentals in the area. If the market supports an increase, we'll recommend one. Queensland law allows one rent increase per 12 months with at least two months notice.
Monthly owner statements with rent collected, expenses paid, and a running balance. End-of-financial-year summaries for your accountant. Inspection reports with photos after every routine visit.
Yes. We manage SMSF-owned investment properties. The management process is the same, with payments directed to the nominated SMSF bank account. We work alongside your SMSF trustee and accountant as needed.
Routine inspections are conducted within Queensland's legislative limits (no more than once every three months). Each inspection includes photo documentation and a written report so you can track your property's condition over time.
We document the damage, provide you with a written report and, where applicable, make a claim against the tenant's bond through the RTA. If costs exceed the bond, we'll outline your options for further recovery.
Yes. Switching is straightforward. You sign a management authority with FAA, give notice to your current agent, and we handle the rest. Most transfers complete within 5 to 10 business days.
